Educated Guess LLC will soon be operating out of our beautiful KP Ranch, located on 156 acres in Pittstown, NJ. The barn boasts 15 12’x14’ stalls, equipped with custom Stable Comfort stall mattresses, enhancing comfort and well-being while lowering the risk of musculoskeletal disorders and acting as a thermal barrier for joints. Rubber pavers line the aisles and grooming stalls, ensuring a non-slip surface throughout the entire barn. Clients will enjoy a 24’ x 28’ heated and air conditioned tack room and seating area, along with a 200’ x 80’ attached indoor arena complete with a Footing First SRS blend, providing traction, cushion, and stability. Outside is a 15 acre Grand Prix field with hills for conditioning. Turnout includes 6 80’ x 80’ grass paddocks, assembled with 4 rail fencing. 3 additional multi-acre grass paddocks with run in sheds and hay feeders are available for retired horses, broodmares, foals, or those needing additional turnout time.

Plans for future expansion include:

• 5 additional stalls in main barn

• designated farrier and vet bays

• solariums over all 3 grooming stalls to increase blood flow, decrease soreness, and prevent injury

• 54’ x 28’ viewing lounge

• 6 horse covered walker

• covered round pen for lunging

• 300’ x 300’ outdoor arena
